2. Owner’s Representation & Project Management

We act as your dedicated representative on site, ensuring the building contract is executed correctly.

  • Schedule & Budget Control: We actively monitor the project timeline against the contract schedule and track costs against the approved budget. We provide regular, transparent reports to keep you fully informed.
  • Quality Assurance Oversight: We conduct regular site visits to observe the builder’s work and check its compliance with the agreed-upon plans, specifications, and quality standards. We report deviations and advocate for corrective action.
  • Communication & Coordination: We manage the flow of information between you, the builder, subcontractors, and suppliers. We organize and chair site meetings to resolve issues quickly and keep the project moving.
  • Variation Management: If changes to the scope of work are required, we review the builder’s proposed costs for fairness and ensure the necessary approvals are secured before work proceeds.

Post-Construction Support

  • Handover & Defects Inspection: We assist with the final walk-through, identifying any minor imperfections or incomplete work (defects). We manage the process to ensure the contracted builder completes these items before final payment is made.

We are not a registered builder or licensed contractor. Our services are strictly limited to advisory, planning, and project management oversight. We do not perform or supervise any trade work, carpentry, plumbing, electrical, or structural construction.

Mandatory Requirement: A legally binding building contract with a separate, appropriately licensed and insured building practitioner is mandatory for all physical construction work. Our function is to manage and oversee that licensed builder on your behalf to ensure quality, adherence to the budget, and compliance with the schedule.
